The study aimed at determining the factors limiting the application of quantitative risk analysis techniques in residential property investment appraisal by Estate Surveying and Valuation Firms in Enugu urban with a view to combine sensitivity, scenario and standard deviation techniques for rigourous quantitative risk analysis. The objectives of the study were to; examine the various quantitative risk analysis techniques in property investment appraisal, ascertain if Estate Surveying and Valuation Firms apply these techniques, identify the factors limiting the application of these techniques and apply the 3S risk process model in residential property investment appraisal.

Mr. Obinna Collins Nnamani, MSc Estate Management (Appraisal), is a lecturer in the Department of Estate Management, University of Nigeria, Enugu Campus, Enugu, Nigeria. He is presently a doctoral student in the same Department; and his areas of research interest include property investment and finance, property portfolio management and housing.
