Land is undoubtedly one of the most precious resources not only in Zimbabwe but throughout the whole world. Thus in efforts to create wealth people need resources such as land which enable them to engage in projects to pursue a living. Land is a necessity to human life especially in developing countries such as Zimbabwe where agriculture is historically the backbone of the economy. Access to such land is therefore significant to mankind development. The land tenure system must promote increased productivity and investment to enable a sustainable utilisation of the Land. It is critical for every nation to have a vibrant National land policy to govern how land can be owned, distributed, transferred and even expropriated by the state, thus an efficient system of land registration has to be in place. The state must take appropriate measures, including legislative measures, to afford security of tenure to every person lawfully owning or occupying land. The system of land registration in Zimbabwe is mainly governed by the provisions of the Deeds Registries Act (Chapter 20:05) and the Land Surveys Act (Chapter 20:12) Act.
