By 1912, however, the smelter was closed and demolished. Shortly thereafter, four of the five parcels of land originally owned by the smelter were purchased to build what many considered to be El Pasos first suburban neighborhood. The first house was built in 1914, with many more to follow, representing Spanish, Georgian, and Moderne architectural styling of the times. With the construction of Manhattan Heights School and Veterans Memorial Park, the small district covering 1,910 acres attracted many of El Pasos prominent citizens.

Craig Peters teaches physics at a local high school and is the current president of the Manhattan Heights Neighborhood Association, which began as the Memorial Park Improvement Association in 1976. Those trailblazers, such as Una B. Hill and others, were pivotal in making this unique neighborhood the first designated historic district in El Paso, Texas. Furthermore, much of the history and photographs gathered for this project would not have existed without their early contributions.
