Alan Billingsley is an active member of the Urban Land Institute, now chairing its national Program Planning Committee and its San Francisco Product Council. Hugh F. Kelly, PhD, CRE is the principal of Hugh Kelly Real Estate Economics and a member of the Board of Regents of Realtor University. Anita Kramer is the senior vice president of the ULI Center for Capital Markets and Real Estate. She writes the monthly U.S. Real Estate Business Barometer and directs both the annual China City Survey and the Emerging Trends Asia Pacific report. Andrew "Andy" Warren currently serves as the Director of Real Estate Research for PwC. As the Director of Real Estate Research, Andy is responsible for monitoring all aspects of real estate. Nick A. Egelanian pioneered the segmentation of retail into Commodity and Specialty sub-groups as the author of the retail chapter of the Urban Land Institute's Professional Real Estate Development: The ULI Guide to the Business, 3rd Edition in 2012.
