In the perception of the majority of Brazilians, northeasterners and especially those from Ceará, due to their underdeveloped socio-economic status, living in a horizontal residential condominium, better known as a gated community, which offers residents comfort, security and high-tech operation, is something very expensive and restricted to the wealthier social classes, or only to large urban centers, or even exclusive to small, very selective market niches. Many people think it is beyond their financial means to buy a plot of land, let alone build a house to the standard required by the condominium agreement, and even less so when the condominium is sustainable. This work aims to analyze the economic and legal viability, construction techniques and the possibility of replication for building a sustainable horizontal residential condominium in the interior of Ceará, in cities of up to 100,000 inhabitants, through a case study of the Laranjeiras Condominium in São Benedito, by Sérgio Linhares.
