Land use planning strategies ultimately affect the communities development.In the last century there has been a general trend towards the land uses spatial segregation.This has led to inequitable distribution of economic resources, and loss of sense of community.Accordingly mixed land use development is being promoted as essential to the creation of sustainable urban environments, and for the regeneration of the central business districts. However, Egypt's developmental plans have been devoting many of their investments for the new communities, based on the segregated land use concept, without achieving their goals. Yet, there is no evidence of the role of mixed uses on development. From this view, the research aims at developing the urban socioeconomic form characteristics index (142 variables). This index is then used to measure the degree of mix, the efficiency of the land uses relationships on the neighbourhood scale, and their correlations.This proved that mixed uses are strategic in development and sustainability in an indirect way provided pedestrian facilities and transit principles are fulfilled together with facilitating the job opportunities to be occupied by themselves
