In recent years, the city of Delhi has had an explosive growth in terms of economy and Demography. Mostly through the In-Migration of people coming to Delhi for better employment opportunities. Many of them are from the poorer sections of society. Hence, there is a growing shortage of affordable housing in the city. The apex body Delhi Development Authority, has not been able to provide the it at the required rate, leading to shortage of planned and legal housing for the people. This study is to unravel the Real estate market in UACs of Delhi, the reasons of their growth and implications of the government policies on them. The Real estate market in these colonies is disintegrated and informal. Study is based on the parameters such as investment size, plot sizes, Liquidity of buying and selling period, Lock-in period, the FAR built-up. Other parameters include rental income, accommodation, tenure of the tenants, investment- post purchase and the Average rate of return.
