This additional factor as well as the initiatives of private sectors led to Dhaka s phenomenal growth since 1971. The growth outward, following the pattern set by the Mughal founders has been limited by the waterways surrounding the city. With increased population pressure the highland spreading northward were occupied and built up. According to census of Bangladesh, 2001 the total area of Statistical Metropolitan Area (SMA) is 155.4 Sq mile. In the British period there are only 5.47% area were used for settlements. But now a days there are 61.15% areas are used for settlements and there difference is 55.68%. As a result complexities and problems are mounting in the land use systems as well as the infrastructural situation of the city at present.
