This book introduces a maintenance model that will assist decision-makers in their choice of building maintenance policies.

The model is stochastic and condition-based that analyses the impact of different maintenance strategies on the durability and performance of different buildings envelope elements (facades, windows, and roofs). As non-structural elements, the maintenance of buildings envelope can be disregarded stakeholders. However, as first barrier to the external environment, these elements are critical to buildings' overall performance and are expected to meet aesthetic, comfort, safety, and durability requirements. The methodology presented is innovative. The maintenance model is based on a Petri net formalism and includes degradation, inspection, maintenance, and renewal processes. The model provides key information, such as: i) the impact of different maintenance strategies on the service life and durability of the building components; ii) the impact of maintenance on their performance over time; iii) the life cycle costs; and iv) the impact of maintenance on the buildings' use.

The book will be of use to a variety of professionals in the construction sector.

Cláudia Ferreira is a Ph.D. researcher, working over the last 8 years on the field of life cycle analysis and management of existing structures. More specifically, on the infrastructure life cycle, operation of infrastructure management systems, service life prediction models, and maintenance of civil infrastructures. She is author of 9 papers in international journals in this research field.

Ana Silva is a Ph.D. researcher, working in statistical modelling of service life prediction of building elements throughout the last 12 years. Author of 46 scientific publications in indexed journals. First author of an International Book, entitled "Methodologies for service life prediction of buildings: with a focus on façade claddings", by Springer International Publishing. Responsible Investigator of the Research Project entitled "Buildings Envelope SLP-based Maintenance: reducing the risks and costs for owners". Member of the Research Project "Development and assessment of models for the durability and preventive conservation of historic plasterwork from the decorative elements of the Real Alcázar of Seville". Member of the Research Project "Inteligencia artificial al servicio de la gestión integral de inmuebles de conservación histórica en el sur de chile: la región de los ríos y la región de los Lagos". Member of the Research Project entitled "Service Life Prediction for a risk-based Building Management System (SLPforBMS)". Supervisor of one completed Ph.D. thesis and three ongoing Ph.D. thesis. Supervisor of seven Master theses in the service life prediction of ETICS, architectural precast concrete, and window framing at IST, University of Lisbon. Member of CIB W080 commission (Secretary of the commission)-Prediction of Service Life Prediction of Building Materials and Components. Member of ISO technical committee on Design life of buildings (ISO TC 59 SC14).

Jorge de Brito is a Full Professor, working in the area of service life prediction throughout the last 20 years. Coordinator of W80 (Service Life Prediction) and W86 (Building Pathology) in International Council for Research and Innovation in Building and Construction (CIB). Associate Editor of the European Journal of Environmental and Civil Engineering in Taylor & Francis Group; Editorial Board Member of the Magazine of Concrete Research in Institution of Civil Engineers; Editor of various other indexed journals. Published +900 papers in scientific journals, 41 book chapters, and 10 books. Registered 3 patents. Participated in +350 technical/scientific events. Supervised(es) 19 and co-supervised(es) 33 Ph.D. theses. Supervised(es) 137 and co-supervised(es) 38 M.Sc. dissertations. Received 30 awards and distinctions. Participated(es) in 25 research projects and was Principal Investigator in 8 others.

Inês Flores-Colen is an Full Professor at Construction Section, Department of Civil Engineering, Architecture and Georesources, Instituto Superior Técnico, University of Lisbon and a Research Member at research unit CERIS. She published: 2 books; 7 book chapters (3 national and 4 international); over 50 papers in international journals; 60 reports (technical-scientific dissemination and institutional consultancy); and 35 international congress papers. Registered 1 patent. Her supervision activities include 3 Post-doc researchers (1 finished); 11 Ph.D. students (1 finished; 1 will have the discussion on 21 of May 2021); and 80 M.Sc. students. She participates(ed) in 14 competitively financed research programmes, two of which as Principal Investigator and two were/are the responsible of the subcontracted IST team. She is a Member of CIB W70 (Facilities Management and Asset Maintenance) and W86 (Building Pathology) international commissions (in this commission, she is the Secretary since June 2019). Expert on working group WG11 of CEN /TC319 and participates on national technical committee (CT 94), both on Maintenance.
