The main objective of this study was to evaluate the soil fertility of UNIK lands located in Zaza sector of Ngoma district for its proper management. The strategies for analysis and evaluation related to the subject have been taken to get to the results. The study was initiated by field visit, observation, documentary, sampling. Methods such as analytical method, statistical, descriptive and comparative were adapted.The results of the soil analysis of its physical property and chemical properties show the status of soil fertility which is as follow: the soil physical property texture is clay, the soil reaction pH (pH water and pH KCl) is 4.763 and 3.909 respectively which makes it a strongly acid soil, the exchangeable potassium is weak with a value of 0.127cmol+/kg and the total nitrogen is in middle range with a value of 0.139%. The soil organic matter content is 3.368% which classifies the soil as a moderately humic soil. The cation exchange capacity of the soil is weak with avalue of 5.389cmol+/kg and lastly the exchangeable bases (Mg2+ and Ca2+) are very weak and excessively weak with values of 0.454 cmol+/kg and 0.169 cmol+/kg respectively.
