The main purpose of the current study is to evaluate the condominium construction project delay in City of Addis Ababa as a case study site. A questionnaire survey and interview was conducted to address the objectives: identify causes, examine its effects and providing solutions of construction delay from contractors, consultants, clients of head office and MSEs level. The study employed a descriptive type of research method. Accordingly, about 131respondents were participated in the survey using stratified sampling techniques. The study finds out four most main causes and seven different effects of construction delays in condominium project in Addis Ababa city. The primary causes and solutions were: planning issue, contractual issue, project management issue and quantity and quality of stakeholder. The effects of construction delays are: time overruns cost overrun, arbitration, mitigation, litigation, total abandonment and quality of defect. The study also suggested that providing training and development to employees, a preparing clear policy framework and working procedures as well as designing and implementing proactive follow-up and monitoring system as a solution.

Belete Ejigu se licenció en Geografía por la Universidad de Debub en 2002 y obtuvo un máster en Desarrollo y Gestión Urbanos por la Universidad de Addis Abeba en 2011.
