The study employed a descriptive type of research method. Accordingly, about 131respondents were participated in the survey using stratified sampling techniques. The study finds out four most main causes and seven different effects of construction delays in condominium project in Addis Ababa city. The primary causes and solutions were: planning issue, contractual issue, project management issue and quantity and quality of stakeholder. The effects of construction delays are: time overruns cost overrun, arbitration, mitigation, litigation, total abandonment and quality of defect. The study also suggested that providing training and development to employees, a preparing clear policy framework and working procedures as well as designing and implementing proactive follow-up and monitoring system as a solution.
